Best Family SUV Deals for May 2026

Compact and mid-size family SUV incentives for May 2026: APR programs, Memorial Day lease deals, and which models have the most negotiating room.

This deal expired on May 31, 2026.

May is one of the better months to buy a family SUV, and I'd take advantage. Memorial Day programs are active through May 31, and several brands are running APR and cash incentives at the same time — less common outside spring and fall sales seasons. All lease examples are 36 months / 10,000 miles per year. Programs expire May 31, 2026.

Compact SUVs

Honda CR-V

Honda is running one of its strongest spring programs on the CR-V.

TrimDealNotes
CR-V LX FWD1.9% APR / 48 moBest entry CR-V financing in 12 months
CR-V Sport AWD$379/mo lease, $3,299 dueVolume trim; strong residual
CR-V Hybrid Sport AWD1.9% APR / 48 moHybrid and gas share the same rate
CR-V Hybrid Sport-L$409/mo lease, $3,499 due

No customer cash this month — the low APR is the incentive. On a $32,000 loan, 1.9% vs a typical 6.5% rate saves about class="relative z-10",750 over 48 months.

Toyota RAV4

Toyota's programs are lighter than Honda's, reflecting tight hybrid inventory.

TrimDealNotes
RAV4 LE3.49% APR / 60 moNo cash; below-market APR only
RAV4 XLE AWD$399/mo lease, $3,499 due
RAV4 Hybrid XLE2.99% APR / 60 moBetter rate than the gas model
RAV4 Prime SENo federal credit (ended 9/30/25)Price it on sticker now
RAV4 Prime XSE$499/mo lease, $3,999 due

One correction worth making loudly: the RAV4 Prime no longer carries the $7,500 federal credit — OBBBA ended it for vehicles acquired after September 30, 2025 (see the federal credit update). Buy the Prime for its 42 miles of electric range and home-charging savings, not a rebate.

Nissan Rogue

Nissan has one of the strongest family SUV deals in May.

TrimDealNotes
Rogue S FWD class="relative z-10",500 cash OR 1.9% APR / 60 moCan't combine; take the APR on balances over $20,000
Rogue SV AWD$329/mo lease, $3,299 dueBest compact SUV lease payment in May
Rogue SL AWD$389/mo lease, $3,499 due

The Rogue SV AWD lease at $329/month is the lowest effective monthly in the compact segment this month — a strong 54% residual and a buy-rate money factor.

Hyundai Tucson

TrimDealNotes
Tucson SE$750 cash
Tucson SEL$369/mo lease, $3,499 due
Tucson Hybrid SEL2.49% APR / 60 mo
Tucson PHEV SELNo federal credit (ended 9/30/25)Still the value path if you charge at home
Tucson PHEV Limited$499/mo lease, $3,999 due

The Tucson PHEV's case now rests on electric-commute savings, not a credit — run your home-charging math before paying the PHEV premium.

Mazda CX-5

Mazda runs conservative programs; May is no exception.

TrimDealNotes
CX-5 2.5 S2.9% APR / 60 moNo cash
CX-5 2.5 S Select$369/mo lease, $3,799 due
CX-5 2.5 Turbo2.9% APR / 60 mo

The CX-5 lease is $40/month more than the Rogue at comparable specs — a premium it earns on interior quality and driving feel. Whether that's worth it is your call.

Mid-size SUVs (3-row)

Honda Pilot

TrimDealNotes
Pilot Sport class="relative z-10",000 cash + 2.49% APR / 60 mo
Pilot EX-L$549/mo lease, $3,999 due
Pilot TrailSport class="relative z-10",000 cashNo lease support
Pilot Elite class="relative z-10",500 cash + 2.49% APR / 60 mo

Toyota Highlander

TrimDealNotes
Highlander LE2.99% APR / 60 mo
Highlander XLE AWD$519/mo lease, $3,999 due
Highlander Hybrid XLE2.49% APR / 60 moBest Highlander financing
Highlander Hybrid Limited$599/mo lease, $4,499 due

Kia Telluride

The Telluride stays in demand, and the programs reflect it.

TrimDealNotes
Telluride LXNo cash; 3.49% APR / 60 mo
Telluride EX$499/mo lease, $3,999 due
Telluride SXNo lease support; class="relative z-10",000 cash
Telluride X-ProNo incentivesExpect MSRP

Hyundai Palisade

Hyundai's Palisade programs beat Kia's Telluride this month, partly because of earlier inventory pressure.

TrimDealNotes
Palisade SE class="relative z-10",500 cash
Palisade SEL AWD$479/mo lease, $3,999 due$20/mo less than the Telluride EX
Palisade Calligraphy class="relative z-10",000 cash + 2.99% APR / 60 mo

One timing note: check the 2026 Palisade power-seat recall status on power-folding-seat builds before you take delivery.

How to maximize the deals this month

Don't wait past Memorial Day for the program, but do wait past the holiday for the deal. Salespeople are most aggressive the Tuesday and Wednesday after Memorial Day, when showroom traffic drops. The factory programs run through May 31, so you get a few quiet days to negotiate without the crowd.

Cash vs APR on Nissan: the Rogue's class="relative z-10",500 cash vs 1.9% APR choice usually favors the APR for buyers financing over $20,000 for 48+ months. Do the math for your number.

CR-V vs RAV4 this month: Honda's financing is meaningfully better in May. If you're stuck between them, the Honda incentive is my tiebreaker.
